Company Overview
Runwal Enterprises wasn't short on leads. With seven active residential projects across Mumbai, ad spend was generating inbound enquiries at scale, exactly what a developer wants at the top of the funnel. The problem wasn't demand. It was what happened after the click.
Challenge: The Leaky Funnel
Leads flooded in on WhatsApp asking the same handful of critical questions: pricing, amenities, brochures, site visit availability. Every one of those queries needed a human to respond, and during peak campaign periods, agents simply couldn't keep up. Ad spend was going in. Qualified conversations weren't coming out the other side.
Three failure points were quietly killing conversion. The first was slow first response: in real estate, speed-to-lead is everything, and buyers enquiring during evenings, weekends or peak campaign hours were waiting hours for a reply, by which point they'd already messaged three other developers. The second was brochure friction: sharing a brochure required an agent to be online, find the right PDF and send it manually, so a buyer asking at 11pm got nothing until the next morning, if they were still interested at all. The third was unqualified handoffs: every callback request landed on the sales desk the same way, whether the buyer had a budget of ₹80 lakhs or ₹3 crore, wanted a 2BHK studio or a 4BHK, with agents burning time on buyers who were nowhere near ready to visit.
The result was a familiar one: high cost per lead, low conversion, and a sales team spending most of its day on triage instead of closing.
Solution: A WhatsApp AI Agent That Qualifies Before It Routes
Runwal partnered with LimeChat to deploy a 24/7 WhatsApp AI Agent, live in under two weeks. The agent doesn't just answer questions. It runs the entire top-of-funnel qualification before a single agent gets involved.
Natural FAQ automation. Buyers ask open-ended questions like "How family-friendly is the project?" or "Is there open space?" and get instant, natural-language answers on amenities, connectivity, configurations and pricing. No scripted button taps, no waiting. The AI handles a query at midnight as well as it does at noon.
Instant brochure delivery. The moment a buyer asks for a brochure, they get the PDF directly in the WhatsApp chat, within seconds. No form, no email, no drop-off. The buyer has the file before the conversation ends.
Precision lead qualification. When a buyer is ready to speak to someone, the AI agent steps in as a first-line filter, capturing target project, budget range and BHK configuration. What hits the CRM is a complete, verified buyer profile: name, number, project interest, budget, configuration and preference. Agents open their pipeline to warm, self-qualified leads, not raw enquiries.

Results
All conversations across FAQs, brochure delivery and initial qualification are now handled with zero agent involvement, at a 97.8% automation rate. The same ad budget now produces significantly more qualified conversations, bringing cost per lead down 3x.
Conclusion
Runwal didn't fix its funnel by generating more leads. It fixed it by qualifying the leads it already had before they ever reached a salesperson, turning a leaky top-of-funnel into a filter, and giving its sales team its day back for closing instead of triage.
